Covering 17 million sq ft of flexible employment space, Atom Valley is primed for development. Its size, scale and location makes it the ideal base for bold, ambitious and globally-minded businesses.
Strategically positioned along the M62 corridor, Atom Valley’s three sites – Northern Gateway, Kingsway and Stakehill – sit close to established business networks as well as research centres and academic institutions. Alongside supportive local authorities, this makes it well-equipped for a diverse range of businesses to grow, expand and prosper.
Stretching across 13 million sq ft, the Northern Gateway is Atom Valley’s largest single site, occupying a location adjacent to the M60, M62 and M66.
£650m has already been invested with an expected creation of 20,000 new jobs, alongside 3,000 new homes. Primed for development, the site offers a vast amount of flexible space that’s ready for design and build. Complemented by active travel routes that link communities and employment areas, a green corridor will run through the site, allowing nature and sustainability to sit at its very heart.
A section of land at the north of the development will be home to the Advanced Machinery and Productivity Institute (AMPI) – an initiative that’s set to drive innovation for the UK’s advanced machinery manufacturers and meet the challenges of developing new technology and emerging markets.
Already in progress are the first commercial and residential developments to come forward within the mayoral development zone, these follow completion of the new £20m M62 link road to service the 450 acre site. Chief among these is HPARK is a 120 acre industrial and logistics development providing up to 1.45million sq ft of space with the potential to create more than 2,400 new jobs. Work is also underway on almost 400 of the 1000 new homes set to be delivered under the South Heywood Masterplan, a long term regeneration programme which will also see new retail and community facilities including a sports village.
Totalling 3.4 million sq ft, Kingsway is situated at Junction 21 of the M62. Its position makes it one of the best located business parks in the UK, with direct motorway links unlocking Manchester city centre, Liverpool, Yorkshire and further afield to Europe.
The site offers both ready-to-let industrial units, as well as opportunities for design and build, with space ranging from 40,000 to 200,000 sq ft. Kingsway is already home to existing specialisms including manufacturing, warehousing, distribution and logistics.
A dedicated Metrolink station gives employees and customers quick and direct access to the city region, while a network of cycle, walking and bus routes also passes nearby.
Lying between the Northern Gateway and Kingsway, Stakehill sits just 1 mile south of the M62 with direct access via the A627 (M) dual-carriageway. The site offers a range of modern and refurbished units for immediate occupation.
More suited to warehousing and industrial uses, Stakehill is one of the premier distribution locations in the North West of England. Its facilities feature integrated high quality offices, roller shutter door access and large yard space.
Properties range from 5,429 to 108,000 sq ft, with existing businesses including DHL, Yodel, O2 and Boots.
From megafactories and large-scale warehouses to specialist start-ups, scale-ups and SMEs, this significant industrial cluster offers unrivalled opportunity with a focus on manufacturing, smart intelligent machinery and advanced sustainable materials.
